Handling a Jacksonville Estate From Out of State
Coin Appraisals, Estate Sales & Cleanouts in Northeast Florida
If you’ve inherited a house in Jacksonville, Duval County, or St. Johns County but live elsewhere, you may be making decisions about property you haven’t seen in years. You need to know what’s valuable, what can be sold, and what it will take to clear the home.
King Philip Coin helps out-of-state owners, trustees, executors, and families work through those decisions. We can start by phone and with photos or video, then arrange an on-site review when the collection or estate calls for one. You can stay informed without traveling to Florida for every step.

Before an estate is cleared, it’s worth taking a careful look at its contents. I’ve handled hundreds of out-of-state appraisals, estate sales, auctions, and cleanouts, including everything from rare coins and gold bullion to Pokémon cards, tools, and farm equipment.
My primary focus is coins, currency, gold, silver, and bullion. I also evaluate estate jewelry, stamps, comic books, toys, military items, sports cards, and other collectibles. Whether valuables are organized in a collection or tucked away in a garage or attic, I can help identify what deserves closer attention.
How the Out-of-State Estate Review Works
We begin with the property’s location, your timeline, and any photos, lists, or background information you can provide. For a qualifying estate or collection, I can coordinate an on-site review with you or an authorized representative. I can also work with your real estate agent, attorney, or trustee as the estate moves forward.
If you cannot attend, we can discuss documenting the review with photos or video, with the appropriate authorization. That gives you a record of the items examined and helps you make decisions from out of state.
If you need a written professional appraisal for an estate, court, insurance, or another formal purpose, we can discuss that paid service and its scope in advance. If you intend to sell, I can evaluate items I’m interested in purchasing and make an offer. Those are separate services, and we’ll be clear about which one you need.
Estate Sales, Auctions & Property Cleanouts
Not every item belongs in the same sales channel. Depending on the contents and your goals, we can discuss direct purchases, individual sales, an estate sale, or an auction. My aim is to find an appropriate path for valuable property before the remaining contents are cleared.
For qualifying residential or commercial estate projects in Northeast Florida, I can also help coordinate the cleanout. The scope may include sorting, removing remaining contents, and leaving the space broom-clean when that is part of the agreed work. Items I purchase may help offset the cleanout cost. After reviewing the property and the work involved, I’ll explain the proposed services and pricing before you decide how to proceed.

You Can’t Be There
Every decision seems to need a look in person — but flying to Jacksonville every time isn’t realistic.
You Don’t Know What’s Valuable
Family heirlooms, old coins, and boxes in a closet all look the same from a distance. Nothing wants to get missed.
You’re Worried About Being Taken Advantage Of
Distance makes it easy for someone dishonest to lowball you. You want someone straightforward.
The Clock Is Running
Mortgage, insurance, and taxes don’t pause for probate. You need this handled, not dragged out.

Common Questions From Out-of-State Families
Do I have to be there in person?
No. Most out-of-state clients never set foot in the house until it’s sold or cleared. A phone or video walkthrough, plus photos, is usually enough for me to give you an honest read.
How do you handle payment when I’m not local?
For items I’m buying directly, payment is by check or trade, arranged however works for you — mailed, or coordinated through a local contact or your attorney.
What if I have no idea what’s actually in the house?
That’s the most common situation, not the exception. I go through everything — I never assume a property lacks value just because it looks like ordinary furniture and boxes.
Can you work with my attorney or realtor?
Yes — I regularly coordinate directly with estate attorneys and realtors on the family’s behalf, on your timeline.
How fast can this move?
As fast as you need. A verbal read can often happen within days of your first call; full cleanouts depend on the property’s size.
What areas do you cover?
Jacksonville, Duval County, and St. Johns County, Florida — including Mandarin, Orange Park, Fleming Island, Ponte Vedra Beach, and St. Augustine.
